New Construction Across the Santa Clarita & San Fernando Valleys

The Santa Clarita and San Fernando Valleys are among Southern California's most active new-home markets. New construction is not reliably searchable online, so we track the communities, phases, and builder incentives for you and represent you at the builder's office. Talk to us before you tour.

Bring Your Own Agent to the Builder

The builder's sales office works for the builder. We work for you. Having your own agent at a new-home community typically costs you nothing extra, and it means someone is reading the contract, tracking the timeline, and negotiating upgrades on your side of the table.

We follow the valley's new-home communities closely, from new phases and lot releases to builder incentives, and we can tell you how a new build compares with resale homes nearby on price and value.

Important: many builders require your agent to accompany or register you on your first visit. Talk to us before you tour a model home so you keep your right to representation.

New Construction FAQs

Do I need my own agent to buy new construction?+
You are not required to have one, but the builder's sales staff represents the builder. Your own agent reviews the contract, negotiates upgrades and incentives, and monitors the build, typically at no extra cost to you since the builder usually pays the commission.
Can you negotiate with home builders?+
Often yes. Base prices are less flexible, but builders frequently negotiate on upgrades, closing costs, design credits, and lot premiums, especially near the end of a phase or quarter. An experienced agent knows where the flexibility is.
Should I register my agent before visiting a model home?+
Yes. Many builders require your agent to accompany or register you on the first visit, and skipping that step can cost you your right to representation. Contact Alonso Real Estate Group before touring.
Are there new construction homes in Santa Clarita right now?+
Yes. New-home communities and new phases open regularly across Valencia, Saugus, Canyon Country, and Castaic. New construction is not reliably searchable through the MLS, so tell us your budget and area and we will send the current communities and available homes that match.
How much does new construction cost in the SCV and SFV?+
New construction pricing depends on the builder, community, floor plan, and upgrades. Santa Clarita has more active new home communities and generally more attainable base prices, while San Fernando Valley new construction is scarcer and priced higher for its close in location. We will pull current base prices and upgrade costs for any community you are considering.
Where is new construction being built in the two valleys?+
Most new home activity is in the Santa Clarita Valley, in and around Valencia, Saugus, Castaic, and Canyon Country, with select infill and rebuild projects across the San Fernando Valley. Inventory shifts constantly, so tell us your area and budget and we will send current communities that match.
What should I watch out for when buying new construction?+
Builder contracts favor the builder, upgrade pricing adds up fast, and completion timelines can move. We review the contract, advise on which upgrades hold value, and keep the builder accountable on timeline and quality through closing.
