Which is a better place to live, the San Fernando Valley or Santa Clarita?+
Both rank among the most livable parts of Los Angeles County, with different personalities. The San Fernando Valley is the established, close-in valley: mature tree-lined neighborhoods, walkable pockets, and quick access to the studios, the Westside, and the city. Santa Clarita is the newer, master-planned valley: newer homes, more than 100 miles of trails and paseos, top-rated schools, and a calmer, family-first pace a little farther out. Choose San Fernando for proximity and character, Santa Clarita for newer space and a suburban feel. We help families weigh both every week.
How do home prices compare between the San Fernando Valley and Santa Clarita?+
As of mid-2026, the San Fernando Valley runs a little higher, with a median in the low $1 million range and single-family homes closer to $1.2 million, reflecting its location and mature neighborhoods. Santa Clarita is a touch more attainable, with a median in the high $900,000s to about $1 million and newer construction for the money. Both vary widely by neighborhood, and we will pull exact, current numbers for any area you are considering.
Which valley has the best neighborhoods?+
It depends on the lifestyle you want. In the San Fernando Valley, Encino, Sherman Oaks, Studio City, and Tarzana lead for walkability, dining, and prestige, while Northridge and West Hills offer more space for the money. In Santa Clarita, Valencia and Stevenson Ranch are the master-planned favorites, with Saugus, Canyon Country, Newhall, and Castaic offering value, open space, and character. We can shortlist the right pockets in either valley for your budget and commute.
How do the commutes compare between the two valleys?+
The San Fernando Valley sits closer in, with 20 to 40 minute drives to Downtown LA, the Westside, and the studios, plus multiple freeways and Metro options. Santa Clarita is about 20 to 30 minutes north of the San Fernando Valley over the pass on the I-5 and SR-14, and roughly 45 minutes to an hour to Downtown LA, with Metrolink for a car-free ride. If your day centers on the city, San Fernando shortens it; if you commute north or work from home, Santa Clarita trades a few minutes for more space.
How do the schools compare in each valley?+
Both valleys have strong options, public and private. The San Fernando Valley is served mostly by LA Unified along with sought-after charters and well-known private schools. Santa Clarita's high schools run through the well-regarded William S. Hart Union district, with elementary districts like Saugus Union, Newhall, Sulphur Springs, and Castaic Union, and it is often chosen specifically for its schools. Because boundaries move home values, we map exact school zones into your search in either valley.
Is it a buyer's or seller's market in the valleys right now?+
Both valleys favor sellers in mid-2026. Inventory is tight and well-priced homes move quickly on both sides of the pass. Santa Clarita's Market Action Index sits around 33, where anything above 30 signals a seller's market, and the San Fernando Valley is running similarly tight with steady demand. Sellers have leverage, and buyers can still win with a sharp strategy. We will show you what current conditions mean in the specific area you care about.
What about Mello-Roos and property taxes in each valley?+
This is a real difference. Mello-Roos special taxes are common in Santa Clarita's newer master-planned tracts, including parts of Valencia, Stevenson Ranch, Saugus, and Castaic, and they add to the base property tax. The San Fernando Valley's housing is largely older, so Mello-Roos is far less common there. Two similar homes can carry very different monthly totals, so we pull the exact Mello-Roos and HOA figures for any home before you write an offer in either valley.
How much do I need for a down payment in either valley?+
The same loan programs apply in both. You do not need 20 percent down: conventional loans can start around 3 to 5 percent, FHA at 3.5 percent, and VA and USDA at zero down for those who qualify. Because San Fernando Valley prices run a bit higher, the dollar amount at a given percent is slightly larger there than in Santa Clarita. Can you help me buy in one valley and sell in the other?+
Yes, and it is one of the things we do best. In this market, well-prepared homes sell quickly in both valleys, often within a couple of weeks. The San Fernando Valley's close-in demand can move turnkey homes fast, and Santa Clarita's newer inventory shows and sells well too.
