What is the difference between the Santa Clarita and San Fernando valleys?+
Santa Clarita is the newer, master planned valley with newer homes, extensive trails and paseos, and a calmer, family first pace a little farther out. The San Fernando Valley is the established, close in valley with mature neighborhoods, walkable pockets, and quick access to the studios and the Westside.
Which valley is more affordable?+
In mid 2026 Santa Clarita is a touch more attainable, with a median in the high $900,000s to about $1 million and newer construction for the money, while the San Fernando Valley runs a little higher, with a median in the low $1 million range. Both vary widely by neighborhood, and we pull exact numbers for any area.
Which communities are best for families and schools?+
Both valleys have strong school options. In Santa Clarita, Valencia and Stevenson Ranch are popular master planned favorites served by the William S. Hart Union district. Are there Mello Roos or HOA differences between communities?+
Yes. Mello Roos special taxes are common in Santa Clarita's newer master planned tracts and add to the base property tax, while the older San Fernando Valley has far less Mello Roos. HOA dues vary by neighborhood. We pull the exact figures for any home before you make an offer.
